How it works
From listing to keys, in three steps
1. Browse
Use the search and filters on any of our market pages (today: Miami) to find properties that match your criteria. You can filter by neighborhood, property type, price, beds, baths, square footage, and listing freshness. All inventory is pulled live from current real estate data — no fake listings, no stale prices.
You can also browse by category: condos, single-family homes, rentals, homes for sale, or by neighborhood — for example, Brickell, Coral Gables, or South Beach.
2. Connect
When you find a property you'd like to learn more about, share your contact info on that listing. Your details — name, email, phone, and the property or search you're interested in — go to a local partner agent who specializes in that neighborhood. The agent typically reaches out within hours, often faster during business hours.
What happens to your data
Your contact details only go to the BALDUR partner agent on the specific property or neighborhood you inquired about. We never sell or resell your data to third parties. See our Privacy Policy for the full details.
3. Tour and close
Your partner agent answers questions, schedules tours (in-person or remote video for international buyers), and walks you through the paperwork — whether you're signing a lease or closing on a purchase. The agent is your direct point of contact for everything related to that property.
If the agent doesn't feel like the right fit, you can ask BALDUR to route you to a different partner, or walk away entirely. There's no obligation and no fee at any point.
Who pays the agent
For rentals: in most US markets including Miami, the landlord pays the agent's fee. You may pay a small application fee directly to the landlord during the application process, but the agent's service to you is typically free.
For purchases: traditionally the seller pays both their agent and the buyer's agent through a commission negotiated at closing. Recent industry changes mean buyer/agent agreements vary more than they used to — your partner agent will explain the specific structure for your property before you commit to anything.
How BALDUR makes money
Our partner brokers pay us a referral fee only when a lead we send becomes a closed transaction. The fee comes out of the broker's commission — it is not added to your rent or purchase price. We get paid only when you actually find a home, which lines up our incentives with yours. We never charge consumers anything.
